Tenant Office vs DoorLoop

DoorLoop’s minimum is $199 a month. Ours is $49.

Under 80 units, DoorLoop One bills its $199 minimum, not its per-unit rate. Tenant Office Manager is $0.75 a unit with a $49 floor, every module included, and you can leave without a phone call.

Free for up to 100 active units and 3 outside owners. No card, no time limit, and it never turns into a paid plan by itself.

Which is better, Tenant Office or DoorLoop?

For a portfolio under 80 units, Tenant Office costs a fraction of DoorLoop’s monthly minimum and includes maintenance, accounting and owner statements on every plan. DoorLoop is the better fit if you want online rent collection, a company website and a business phone number in a single bill today, because Tenant Office records rent paid elsewhere and does not process payments yet.

Why operators like you switch

Our read of who this page is for, not a published fact.

  • You run fewer than 80 units, so you pay DoorLoop’s minimum rather than its per-unit rate.
  • You want to cancel from a settings page, not on a call with a customer success manager.
  • You want to keep your records in reach after you leave, not lose your login the day you cancel.

On both plans

What you get in Tenant Office.

  • Maintenance that closes with proof

Requests, assignees and due dates in one queue. A work order only closes once a photo is attached and a reviewer accepts it.

  • Preventive schedules

Recurring jobs create their work orders ahead of each due date, for a property, a set of units or a piece of equipment.

  • Books that hold up

A double-entry ledger whose entries cannot be edited away, bank reconciliation, and a month close that needs a named sign-off on each of six reviews.

  • Rent roll and receivables

Recurring charges, receipts, credits and aging for every resident.

  • Owner statements and portal

A released statement stays exactly as it was released. Single-family owners sign in to read and download their own.

  • Vendor compliance

Certificates are reviewed before a vendor can be assigned work.

  • Every module, every seat

One package on both plans. No feature tiers and no per-seat charge.

  • Your data, whenever you want it

Export the whole portfolio to CSV at any time, with no exit fee.

Switching

Moving from DoorLoop, in four steps.

You run the import yourself, with no connector to set up and no onboarding fee. The importer matches common column names from any spreadsheet, and you confirm each one.

  1. Export from your current software

Download your properties and units, and your tenants and leases, as CSV files. Keep a copy of every report you might want later.

  2. Upload and check the mapping

Pick your old system as the source. The importer suggests which column goes where, and you can change any of it. The file is read in your browser.

  3. Preview before anything is saved

You see counts and every row with a problem before a single record is written. Fix the file and preview again as often as you need.

  4. Add opening balances, then go live

Import what each resident owes on your cutover date and check it against your old system. Start recording rent here only once they match.

Before you switch

When staying with DoorLoop makes sense.

You want payments, a website and a phone number on one bill

DoorLoop One bundles online payments, owner and tenant portals, a company website and a business number. Tenant Office records rent received elsewhere and does not process payments or host a website.

DoorLoop's pricing page states that DoorLoop One includes its core accounting, leasing, maintenance and payments features, owner and tenant portals, a company website, one business number for tenant calls and texts, unlimited users, unlimited document storage and full API access.

Questions about switching

What does Tenant Office cost compared with DoorLoop?

Nothing for up to 100 active units and 3 outside owners: Free needs no card, has no time limit and never turns into a paid plan by itself. Above either limit, Manager is graduated active-unit pricing with a $49 monthly minimum per organization. $0.75 per active unit for the first 1,000; $0.60 for the next 4,000; $0.45 above 5,000. $49 monthly minimum per organization, not an added fee. Every module and every staff seat is included on both plans.

Can I import my DoorLoop data myself?

Yes. Export your properties and units, and your tenants and leases, to CSV. In Tenant Office, pick "Other spreadsheet" as the source: the importer matches common column names and you confirm each one. You see a preview with counts and problems before anything is saved.

What doesn't come over from DoorLoop?

The import covers properties, units, residents, leases and opening balances. Past transactions, documents and message history stay behind. Export the reports you want to keep, such as past transactions and documents, before you cancel your old account.

Can I run DoorLoop and Tenant Office side by side for a while?

Yes, and it is the safe way to switch. Set Tenant Office up, check your balances against the old system, and only then record rent in Tenant Office. Recording rent in both systems at once is how residents get double-billed.

How do I cancel Tenant Office?

Free, for up to 100 active units and 3 outside owners, never needs cancelling. Manager is month-to-month, and an administrator cancels it in Billing, with no call.

What if Tenant Office is not for us?

Export the whole portfolio to CSV whenever you like, with the original record IDs kept. There is no exit fee and nothing to ask permission for.
