Texting assistant

Maintenance requests, by text.

Residents and vendors text your organization’s number, and an automated assistant answers. A repair photo becomes a work order for the right unit once the resident replies YES.

The Free plan, for up to 100 active units and 3 outside owners, does not include texting.

Who can text it

One number for residents and vendors.

Residents

Report a problem the way they already would: a text and a photo.

  • Text a repair photo from their own phone
  • Reply YES to file it as a work order for their own unit
  • Text STOP at any time to opt the phone out

Vendors

Take the job without opening an app.

  • Accept a job by text
  • Text STOP at any time to opt the phone out

Guardrails

A person confirms every change.

  • Nothing is filed or accepted until the person replies YES
  • Replies come from software and never pose as a person
  • Apart from safety, HELP and opt-out replies, it texts only phones that agreed
  • Nothing proactive goes out outside 8am to 8pm, in your time zone and the recipient’s
  • No way to move money, post to the ledger, change access or send legal notices
  • STOP always opts the phone out, in English or Spanish
  • Your records are not used to train AI models

Emergencies go to 911, not a queue.

Emergency words are checked before anything else, and get an immediate reply to leave and call 911. The automated line cannot send help.

In-app assistant (preview)

Ask, then confirm.

Inside Tenant Office, your staff can ask the in-app assistant, labelled Preview, about the records their role can already see. It proposes changes; a person confirms them.

  • Each answer links the records it used
  • Saves resident messages for your team to review
  • Proposes a change as an exact preview; nothing is written until you click Confirm
  • Works within your own permissions, through the same path as doing it by hand

Answers can be wrong. Check the linked records before you act on one.
